| Getting to know Charleston's neighborhoods  Everyone has a different opinion about their favorite areas of Charleston. One thing that few people disagree with is that Charleston is very diverse. As I meet new people coming to the area for the first time, I find that many are amazed by both the area's beauty and by the expansiveness of the area. Many of my clients expect to be able to get to know Charleston in a weekend. They quickly discover that getting to know Charleston take quite some time. I will do my best to give you a brief summary of most of the major sections of Charleston. In my short outline, I can only give you a few points about each area. Please feel free to contact me at any time if would like to learn more about any of these areas as it would be my pleasure to discuss them with you. The Charleston Peninsula is the area most visitors referred to as "Charleston". Of course, the greater Charleston are a is composed of about 25 separate municipalities. However, the peninsula of Charleston, also referred to as downtown Charleston, is the most recognized historic district in South Carolina and one of the most recognized historic areas in the world. This downtown area is a remarkable mosaic of beautiful historic southern homes, immaculately maintained neighborhoods, world-class restaurants and performing arts venues, historic buil dings that are themselves architectural treasures, government buildings, a sprawling, diverse medical complex centered around the Medical University of South Carolina, beautiful parks and so much more. The beauty of this area makes it perfect for postcards. It is an area that is often chosen for special events of the highest order. The peninsula is truly a national treasure. Housing is available in this area for those willing and able to pay for such an amazing location. The Isle of Palms is just north of Sullivans Island and is accessible from Sullivans Island by crossing a small bridge. The Isle of Palms is similar to Sullivan's Island with more of an upscale flare to its commercial area of restaurants, clubs and small shops. The Isle of Palms is the most popular beach for many families in the Charleston area as well as for the younger crowd who enjoy some of the best beaches and exciting night spots in the area. The IOP Charleston County Park offers nice facilities for a picnic or for just enjoying the beach. This island also has many permanent residence and many vacation rentals. On the northern tip of the island is Wild Dunes, a resort area and golfing community with many permanent residence and numerous rental opportunities for individuals or for groups interested in an area perfect for conferences. Wild Dunes has a full service marina that is privately owned but has a boat ramp available to the public for small launch fee. Sullivans Island is easily accessed from Mount Pleasant by driving over the Ben Sawyer Bridge. This is a very popular beach area with plenty of street parking in designated areas. Sullivans Island also has a host of quality restaurants including some interesting haunts such as Poe's - a casual restaurant named after a former Island resident you may know, Edgar Allan Poe. Sullivan's Island has numerous permanent residence and some beautiful upscale beach homes as well as some less impressive homes tucked away on the island. A portion of Sullivan's Island was once an army post. In fact, the history of Sullivan's Island stretches back to the beginning of South C arolina as Fort Moultrie, located near the northern end of the island, was the location for the first naval defeat of the British during the Revolutionary war. South Carolina's state symbol, the Palmetto tree, is rooted in the battle of Sullivan's Island where Palmetto logs were used to reinforce the walls of what was then known as Fort Palmetto, later to be named Fort Moultrie (after its commander during that battle). The Palmetto logs provided an exceptional defense against British cannons lending a huge effort to defeat of the British.  Through World War II, Fort Moultrie was used as an active coastal defense outpost. Fort Moultrie is open daily and is maintained by the National Park Service. Another interesting artifact on Sullivan's Island is the Sullivan's Island lighthouse, also known as Charleston Light. This is an operational lighthouse that adds to the ambience of the island. Mt Pleasant, also known as "East to the Cooper", is north of the Charleston peninsula. This area has grown dramatica lly in the last 10 years and has some of the newest shopping and best restaurants in the area. Mount Pleasant has easy access to downtown Charleston and to the beaches of Sullivans Island and the Isle of Palms. Home prices in this area tend to be higher than the local average although not out of reach for many home buyers. In choosing the Mount Pleasant area, many home buyers carefully balance the trade-off between square footage and location as they frequently compare Mount Pleasant to other similar communities such as Summerville. Mount Pleasant has some of the most ambitious growth projections and some of the newest construction. Recent additions to the area include a new shopping area, Oakland Plaze, on Hwy 17 just above Highway 41 and a new state-of-the-art St Francis Hospital. The high school serving the area, Wando High School, is one of the largest high schools in the state of South Carolina and has some of the highest number of academic and athletic accolades. One of the advantages many people cite for live in the Mount Pleasant area is that it has great boating access to the Charleston Harbor. There are both public and private boat landings available that enable recreational boaters quick access to excellent fishing and premier skiing and sailing opportunities. Daniel Island is one of the newer developments in the Charleston area. This island became populated only after Highway 526 was completed several years ago. Prior to the completion of Highway 526, accessibility to Daniel Island from the Charleston area was extremely convenient as you had to drive well inland to reach back roads that would take you to the island making the trip from Charleston well over an hour. Today, from Daniel Island you can get to downtown and approximately 15 minutes and you can reach the Mount Pleasant area and approximately 5 minutes or the Hanahan area in about 10 minutes. Daniel Islandis the host to the internationally known Family Circle Cup Tennis Tournament which happens each spring. It is also home to the local professional soccer team that play at the Blackbaud Stadium located on Daniel Island adjacent to the Blackbaud corporate headquarters. Home prices on Daniel Island are among the highest in the Charleston region. This is an exceptionally well designed community with its own downtown area, numerous parks, exceptional restaurants and beautiful views. Daniel Island was annexed into the city of Charleston yet is also part of Berkeley County. Bishop England High School, and exceptional private school with a long history in the Charleston area, was relocated to Daniel Island from downtown Charleston and continues a stellar tradition in its new location. Daniel Island has many on-site events during the year including the Daniel Island Parks Day where all seven Daniel Island Parks are open for Charleston area residents to enjoy. Summerville is often referred to as a bedroom community for Charleston. This is a midpriced area with ample housing opportunities. This is a community of about 60,000 people about 30 minutes from downtown Charleston and 30 to 40 minutes to the beaches. Summerville has been one of the fastest-growing areas in the state of South Carolina for a number of years. The downtown area was established over 200 years ago (known way back then for the health benefits of it's "good air") but most of the Summerville area is much younger. Residents are attracted to this area for its plentiful shopping, restaurants, parks and more. Each spring Summerville hosts the popular F lower Town Festival on the same weekend as the Cooper River Bridge Run. The Flower Town Festival, also known as the Azalia Festival, happens about the same time as the peak for the Azalia blooming season. It so happens that Summerville has the highest number of Azalias per square mile anywhere. It is a beautiful southern town with an interesting downtown area and it also dresses up very well for the holiday season.  Summerville residents are proud of its football team, The Summerville Green Wave, one of the most successful football teams in America. This team is coached by the winningest coach in the history of high school football in the U.S., Coach John McKissick. Summerville, located in the popular Dorchester District II, has recently added a new high school, Ashley Ridge, for a total of three high schools in the area. Summerville High School is the largest high school in the state of South Carolina. Ladson is adjacent to the Summerville area. Ladson has a modest amount of new construction but also has some older areas that are very affordable. Recently, Ladson opened a new industrial park which is now home to corporations such as Daimler, Shimano and Cummings Diesel among others. Ladson is also home to Force Protection, a company that builds highly armored military vehicles. Hanahan is an area which is made up of two sections. The older section which, is close to the downtown Hanahan area and the Hanahan townhall, has some older, well-established communities with beautiful trees - some backing up to the Goose Creek Reservoir. The newer section of Hanahan is located over the Goose Creek Reservoir bridge and is mostly in the development of Tanner Plantation. This newer area is adjacent to the Charleston Naval Weapons Station. The Hanahan area has moderate and high end homes available as well as some very inexpensive older homes. This area is central to about everything and therefore one of the most convenient areas of Charleston. Goose Creek is located between Hanahan, North Charleston, Summerville, and Moncks Corner. Goose Creek has a number of nice communities including its best-known area, Crowfield Plantation. Goose Creek has a relatively robust business district and is home to Alcoa, the Quoizel Lighting distribution center, and the Naval Weapons Station - which includes the Navy Nuclear Power Training Command. The corridor between goose Creek and Moncks Corner is one of the fastest growing areas in Charleston in terms of industry and housing. A new expansive Google server facility is among the recent arrivals to this area helping to boost this development. West Ashley is near the downtown, south of the peninsula, and stretches well inland and south. It is one of the larger geographic areas and one of the most populated parts of the greater Charleston area. West Ashley has been around for a very long time and so it is extremely well-established. It has a nice mix of com munities of various ages, convenient shopping and restaurants, medical facilities, and ease of access to downtown and to the beaches south of Charleston. Even Summerville can be reached from West Ashley via Highway 61 in less than 30 minutes. Property values range very widely in this area. Some of the older communities have become very popular for new professionals moving to the area because of their proximity to the peninsula of Charleston. North Charleston is by far the largest single community in the greater Charleston area. Within North Charleston is the Charleston Air Force Base, the Charleston international Airport, North Charleston Coliseum and convention Center, Trident Technical College, the Northwoods Mall, the revitalized downtown area of old North Charleston, the old Charleston Naval base currently under redevelopment, and many communities covering the whole range of prices, quality and sizes. North Charleston also has many public schools - including to the best public schools in South Carolina: the Charleston County School of the Arts and the Charleston County Academic Magnet High School. The academic magnet high school was recently rated as the seventh best high school in the United States. Moncks Corner is a small town located about 50 minutes from downtown Charleston and about 10 minutes from Goose Creek. This area is growing and has several areas of new construction. Pricing here tends to be lower than other areas because it is not as close to either downtown or to the beaches. One of the attractions is the 77,000 acre Lake Moultrie - a popular fishing and swimming destination. Pinopolis is small peninsula on Lake Moultrie that has a few hundred homes but is its own self-contained community. Cainhoy has been a rural area but is beginning to see some residential growth. This area is located just east of Mount Pleasant and inland from Daniel Island. Cainhoy is home to one of the largest industrial areas which includes a massive Nucor Steel facility and numerous supporting facilities. Wando is a small area directly across the one the river from Mount Pleasant and is accessible from Mount Pleasant near the Park West area over a bridge. This is an attractive, quiet community that is beginning to see some growth pressure. There are upscale communities here located on the Wando River as well as some older homes tucked away along dirt roads. McClellanville is an interesting small town located about 30 minutes north of Mount Pleasant. This town has a long heritage as a fishing village. Many of the residents still make their living by fishing or by operating commercial shrimping boats. McClellanville offers a rare opportunity to live in one of the few remaining old-fashioned Southern coastal towns that have managed to maintain the look and feel in personality of the old South. Johns Island exemplifies the broad diversity of the Charleston area. It is a large island, south of Charleston, that is lightly developed with a great deal of agricultural land still in use. Among other things Johns island is known for a relaxed low country feel and for offering some of the best vegetables in the area including excellent tomatoes. Many horse lovers find Johns island to be a great place for horses. In recent years Johns Island residents have resisted development, hoping to maintain Johns Island has been for so many years. One of the biggest issues facing the island is whether or not to allow the extension of Highway 526 onto the island which will, inevitably, spur development. Wadmalaw Island is similar to Johns island in many ways. It is also known for some great agricultural products. People who venture onto Wadmalaw Island often comment about how beautiful it is. Wadmalaw Island is one of the areas that just feels like times gone past in the South. New development on Wadmalaw Island is limited. There are large tracts of land for purchase but don't expect anybargain prices. Seabrook Island is an upscale "island town living" resort community south of Charleston. Access is controlled by a security gate and the island is fully owned by its residents. Upscale homes and townhomes are available for sale for those who enjoy a luxury Island community secluded yet convenient to Charleston. Kiawah Island is a premier resort community centered around golf and beautiful beaches. Among the events that happen on Kiawah Island are well known golf tournaments, such as the Senior PGA championship. Kiawah Island was the film location for the golfing movie, Bagger Vance, starring Will Smith. If you've ever seen this movie you'll probably impress by the beauty of the island. The golf courses on Kiawah Island offers some of the most scenic views you'll ever have the opportunity to enjoy. Even if you do not live on this island, you can enjoy access through the Charleston County Beach Walker Park located on the island. Prices for property on this island are in line with which you might expect for premier resort community on the ocean. Edisto Island / Edisto Beach are communities that are on the southern setup of Charleston County and an overlap into Colleton County, approximately 45 minutes from downtown Charleston. Edisto, because of its relative remote location, remains largely undeveloped. There are plenty of Beach homes in local shops around the beach, but more inland areas have large tracts of undeveloped land.Many people like to vacation on this island because it is so quiet and relaxed. It is definitely a favorite for many locals wanting to get away but not go far. Even many people who live in Charleston choos e to spend a week or two on Edisto each year. Edisto has a great beach area which is easily accessible. It also has a nice state park with great facilities located on the beach. Whether you choose to live on this island, or if you're like most people who just enjoy to vacation there, and instead is a unique, interesting place very different from anywhere else in the Charleston area. One of the other nice qualities of this island is that it has easy access to St. Helena Sound offering some of the best fishing in the area. Dewees Island is only accessible by boat. There is a regular ferry that runs from the Wild Dunes Marina to this island. There are permanent residents but most people Awendaw is just north of Mt Pleasant. This is a small rural town primed for development.
