Services

 

For home sellers, we list homes at reasonable rates while providing full service marketing second to none. We advertise well beyond the MLS and provide outstanding results.

 

As your Buyers Agent, we help you locate a property, make the offer, negotiate for the best terms and carry it through closing (inspectors, mortgage company liaison, etc). We seek to:

 

  1. Understand your specific needs and wants, and locate appropriate properties.
  2. Assist you in determining how much you can afford
  3. Preview and/or accompany you in viewing properties.
  4. Research properties, to identify any problems or issues you should consider.
  5. Advise you in formulating your offer.
  6. Help you develop your negotiation strategy.
  7. Provide a list of potential qualified vendors (such as inspectors, attorneys, lenders, etc.) for other related services that may be needed.
  8. Keep track of all the details throughout the entire transaction—to closing and beyond.
  9.  
    At the closing table, your agent will receive a check for a portion of the commission that the SELLER has agreed to pay his/her agent. Compensation varies based on the MLS agreement with the seller's agent. Usually, the selling agent just splits what he or she is getting from the seller for marketing the home.

 

As the buyer, you pay nothing at all for the help. - and that help can be very extensive.

 

 

In South Carolina, if you have an agent, that agent must represent either you as the buyer or they must represent the seller. Some states allow agents to act as an administrative assistant in the sales process, and receive a commission without specifically representing either party. South Carolina does not allow this.
